  • To operate a bed and breakfast, rooming house, or boarding house, you need a Home Occupation Class C License.
  • To qualify for the license, you must have a valid driver's license and not owe money to the City.
  • Check if you owe court fees, property taxes, parking tickets, or taxes to the City before applying for the license.
  • The property must be properly zoned, and you must be the sole owner, joint tenants, or joint tenants by the entireties of the real estate.
  • You need to submit a completed Special Land Use Permit Application to the Planning Department before applying for the license.
  • A floor plan of the entire home with rooms for rent must be submitted with the application.
  • You need to provide information (name, address, last 4 digits of SSN, driver's license or state ID number, date of birth, email address) for all owners, partners, or corporate officers.
  • There is a $527 application fee for new licenses and a $150 application fee for renewals.
  • The application is processed through the Citizen Access system.
  • The Fire Department will schedule an inspection.
  • Processing time for applications is 5-10 business days, and you will be notified when your license is ready for pick-up or mailing.
  • The license must be displayed openly on the property.
  • Licenses are valid for one year from the date of issuance.
