  • Short-Term Rentals (STRs) in Austin are regulated by City ordinance and licensed annually by the Development Services Department Code Compliance.
  • There are three types of STRs in Austin: Type 1, Type 2, and Type 3.
  • Type 1 STRs are owner-occupied or associated with an owner-occupied principal residential unit.
  • Type 2 STRs are rented for less than 30 consecutive days, include the rental of an entire dwelling, and are not owner-occupied or associated with an owner-occupied principal residential unit.
  • Type 3 STRs are part of a multi-family or condominium residential unit and are subject to density caps.
  • Each type of STR has its own annual application and rules.
  • To apply for a new STR license, operators must complete the appropriate Austin Finance Online application, pay the application fee, provide proof of property insurance, and submit other required documentation.
  • STR licenses are valid for one year from the date of issuance.
  • To renew an STR license, operators must submit a renewal application, pay the renewal fee, provide proof of property insurance, and submit other required documentation.
  • STR license renewals can be submitted 60 days prior to expiration.
  • Licensees/operators must provide renters with an information packet that includes contact information, noise restrictions, parking restrictions, trash collection schedule, and other relevant guidelines and requirements.
  • Licensees/operators who do not live within the Austin Metro Area must designate a local contact to respond to emergency situations.
  • STR guests are responsible for following noise restrictions and not advertising or promoting unlicensed dwellings as short-term rentals.
  • The City of Austin mails notice of the local contact information to properties within 100 feet of an STR use.
