- Short-term vacation rentals in Florida are privately owned dwelling units that are rented to guests more than three times in a calendar year for periods of less than 30 days.
- Short-term vacation rentals are permitted in zoning districts where residential uses are allowed.
- Single-family, two-family, and townhouse units used as transient public lodging establishments are required to obtain a Short-Term Vacation Rental Certificate.
- Homestead Exemption: Owner-occupied dwelling units renting 50% or less of the unit are not subject to short-term vacation rental regulations.
- Registration with county and state taxing authorities may still be required for properties not subject to local rental regulations.
- To obtain a Short-Term Vacation Rental Certificate, property owners or licensed agents must provide various documentation, including a completed application, local business tax forms, tax certificates, licenses, lease agreement, required postings, boundary survey, off-street parking information, photo ID, and articles of incorporation or organization if applicable.
- A property inspection by the Fire Marshal is required prior to the initial issuance of a Certificate and for modifications.
- The fee for initial and annual registration is $150, and the annual fee for a Local Business Tax Receipt is $79.20.
- Certificate holders must apply for a renewal of their Certificate by October 1st each year.
- Nuisance complaints regarding short-term vacation rentals can be reported online, and inquiries about certificates can be emailed.
