Not all areas in unincorporated Monroe County allow homes to be used for vacation rentals.
Vacation rentals are allowed in the following land use districts: SR (Suburban Residential), MU (Mixed Use), UR (Urban Residential), IS-V (Improved Subdivision Vacation Rental), OS (Offshore Islands).
Improved Subdivision (IS), Urban Residential Mobile Home (URM), and IS-M (Improved Subdivision Masonry) land use districts do not allow short-term rentals.
Advertising for vacation rentals should reflect a 28-day minimum stay requirement and monthly rates.
All rentals require a business tax license.
An annual special vacation rental permit is required for each dwelling unit prior to renting as a vacation rental.
The initial permit application fee is $490, and the renewal fee is $100.
Fire and Life Safety Inspection by the Fire Marshal's office is required for both initial and renewal permits.
