  • A Limited Lodging Operator License is required for limited lodging use
  • A Rental License with a hotel designation is required for visitor accommodation use
  • Rental properties with limited lodging use must meet additional requirements, including installing smoke alarms and carbon monoxide alarms
  • Posting signs for lodging on the home and changing the home to no longer resemble a private residence are not allowed
  • The home can't be occupied by more than three people who aren't related by blood, marriage, life partnership, adoption, or foster-child status
  • Certain information must be provided to renters, including trash and recycling collection days, contact information for the owner or their designee, and rules regarding guests and noise
  • The host or operator must pay the City of Philadelphia Hotel Tax monthly, which is 8.5% of the amount received through renting
  • Records must be kept for at least one year showing that the home remained the primary residence, the dates the home was rented, and the number of renters.
